South of Palm Bay the county slows down. Grant-Valkaria and Malabar are small towns with more space between the houses, scrub preserves and river access, where the same money that buys a subdivision house up the road buys quiet. Micco, at the county line, is older and more affordable, with riverfront along US-1 and Sebastian a few minutes south.

It is still a commuter area. Babcock Street and US-1 run straight north to Palm Bay and Melbourne, so the L3Harris campus, Health First and the airport corridor are all within reach, and the Sebastian and Vero Beach job markets sit just to the south.
