Buying a home in Indialantic, Indian Harbour Beach & Melbourne Beach
The beachside from Indian Harbour Beach down to the South Beaches is three small towns and a long stretch of A1A, and each has its own price point. Indialantic is the walkable one — Fifth Avenue, the boardwalk and a grid of streets between the ocean and the river. Indian Harbour Beach to the north is where families land for Gleason Park, the schools and a lower entry price. Melbourne Beach to the south is quieter and more oceanfront, with prices to match, and the road keeps going down A1A to Floridana Beach and the South Beaches.
It is also a short commute. The Melbourne Causeway drops you at US-1 in minutes, and from there it is a straight run to L3Harris, Northrop Grumman and the airport corridor, Holmes Regional, and Patrick Space Force Base up A1A. Add the second-home and relocation buyers who have decided the beach is the point, and the market stays competitive at every price level.
Morgan Financial has financed Brevard County homes since 2002 from our office on US-1 in Melbourne — just across the Eau Gallie Causeway — and we handle Indialantic, Indian Harbour Beach, Melbourne Beach and the South Beaches the same way we handle everything else. If you are buying with your VA benefit, start with our VA entitlement explainer, because at beachside prices the no-limit VA benefit matters — and because our underwriting happens in-house rather than being shipped to another state, questions get answered in a timely manner.
Loan Options in Indialantic & Melbourne Beach
Conventional — from 3% down
Qualified first-time buyers can put as little as 3% down (5% for repeat buyers) on loans up to the 2026 conforming limit of $832,750 — which covers most of Indian Harbour Beach and Indialantic. Above it, we write jumbo, and oceanfront Melbourne Beach often calls for it. Put down less than 20% and you carry PMI, which can come off later as you build equity.
VA loans — $0 down
With Patrick Space Force Base a few miles up A1A, the beachside has a deep veteran and active-duty population, and eligible borrowers can buy with no down payment and no monthly mortgage insurance at any down payment — with no set loan limit at full entitlement, which is a real advantage at beachside prices. Most non-exempt borrowers pay a one-time funding fee instead, which can be financed.
FHA & first-time buyers
FHA allows a lower down payment with more flexible credit guidelines, subject to the 2026 Brevard limit of $541,287 — which caps an FHA purchase at roughly $560,000 with 3.5% down, so it fits Indian Harbour Beach and parts of Indialantic better than the oceanfront. We run FHA against conventional side by side so you see the real monthly difference.

What a down payment really looks like on a $550,000 beachside home
| Loan type | Minimum down | Cash at closing (down payment) | Monthly mortgage insurance |
|---|---|---|---|
| VA | $0 | $0 | None — ever |
| Conventional | 3% | $16,500 | PMI until ~20% equity |
| FHA | 3.5% | $19,250 | MIP, usually for the life of the loan |
Example for illustration only, based on a $550,000 purchase price — roughly the middle of the beachside range, where Indian Harbour Beach often trades lower and Melbourne Beach oceanfront trades well higher. Excludes closing costs, taxes, insurance, and the one-time VA funding fee (which can be rolled into the loan; veterans with service-connected disability ratings are typically exempt). FHA loans in Brevard County are subject to the 2026 single-family limit of $541,287. Not a loan offer or rate quote; qualification requirements apply.
Veterans and military buyers on the beachside
A large share of the buyers we work with in Indialantic, Indian Harbour Beach and Melbourne Beach have served or are serving now — Patrick Space Force Base is a few minutes up A1A, and plenty of the L3Harris and Northrop Grumman workforce came out of the military. At beachside prices the VA loan does something no other program does: for a qualified borrower with full entitlement there is no set loan limit, so a $700,000 home can still be a $0-down purchase.
- No down payment for eligible borrowers with full entitlement
- No monthly mortgage insurance, at any down payment
- Funding fee exemption for veterans with a service-connected disability rating
- Certificates of Eligibility pulled in minutes, and VA files underwritten in-house

Indialantic & Melbourne Beach home loan FAQs
How much down payment do I need to buy a house in Indialantic?
Often far less than you think. Eligible veterans can buy with $0 down on a VA loan, qualified first-time buyers can put 3% down on a conventional loan, and FHA requires 3.5%. On a $550,000 beachside home that’s a range of $0 to about $19,250 — not the 20% many buyers assume. See the full down-payment breakdown →
What are the 2026 loan limits in Indialantic and Melbourne Beach?
The beachside follows Brevard County’s limits: the 2026 conforming limit is $832,750 and the FHA single-family limit is $541,287. VA loans have no set limit for borrowers with full entitlement. Much of Indian Harbour Beach and Indialantic sits under the conforming limit; oceanfront and riverfront homes in Melbourne Beach often call for jumbo financing, which we also write. Do you work with L3Harris, Northrop Grumman and Patrick SFB relocations?
Yes. We regularly work with buyers relocating for L3Harris, Northrop Grumman, Embraer and Patrick Space Force Base — including buyers moving from out of state, buyers with relocation packages, and those with non-traditional compensation such as bonus or stock income. We will tell you up front what documentation your file will need. Space Coast relocation guide →
Indialantic, Indian Harbour Beach or Melbourne Beach — which is right for me?
Indialantic puts you closest to the causeway, Fifth Avenue and the boardwalk, with the shortest commute to Melbourne; Indian Harbour Beach is the family choice, with Gleason Park, the schools and generally the lowest entry price on this stretch; Melbourne Beach is quieter, more oceanfront and the most expensive, and south of town A1A runs into the unincorporated South Beaches, where prices vary widely. The right answer depends on budget and how you will use the house — we talk through it on every pre-approval call. Compare Brevard’s best areas →
Are VA loans a good way to buy on the beachside?
For eligible veterans and service members, almost always — $0 down at full entitlement, no monthly mortgage insurance at any down payment, and no set loan limit, which matters more here than almost anywhere else in the county. Most non-exempt borrowers pay a one-time funding fee, which can be financed. We pull most Certificates of Eligibility in minutes and underwrite VA files in-house. Can I refinance my Indialantic or Melbourne Beach home with Morgan Financial?
Yes — rate-and-term refinances, cash-out refinances up to program limits, and VA IRRRL streamlines are all handled with in-house underwriting. We’ll show you the break-even math so you can decide with real numbers, including the case where the answer is to stay put. Explore refinance options →
Do I need flood insurance on the beachside?
It depends on the flood zone of the specific property. Much of the barrier island sits in a special flood hazard area, where flood insurance is required as a condition of the loan; other streets sit in lower-risk zones where it is optional but often worth carrying. Wind coverage and roof age drive the homeowners premium, and both count toward what you qualify for. We pull the flood zone and ask for insurance quotes early, so the payment in your pre-approval is the payment you actually close with.
Do you write jumbo loans for oceanfront homes?
Yes. Anything above the 2026 conforming limit of $832,750 is a jumbo loan, and oceanfront and riverfront homes in Melbourne Beach and Indialantic routinely land there. Jumbo guidelines look harder at reserves, credit depth and the appraisal, and we underwrite them in-house, so you get answers from the people reviewing the file. For eligible veterans, a VA loan can be the better route at these prices, since it has no set limit at full entitlement.
What credit score do I need to buy a home in Indialantic?
There is no single cutoff. VA and FHA guidelines are generally more flexible than conventional, and compensating factors such as reserves, job stability and a lower debt-to-income ratio can matter as much as the score itself. We look at the whole file, and if the score is the one thing standing in the way, we will tell you specifically what to work on.
What else is in the monthly payment besides principal and interest?
Property taxes and homeowners insurance are escrowed and collected with the payment, so they are part of what you qualify for rather than a separate bill. Add mortgage insurance if the loan carries it, and any HOA dues where they apply. On a beachside home the taxes and insurance piece is often the difference between a payment that works and one that does not, which is why we build the full number into your pre-approval rather than quoting principal and interest alone.
