Homes here trade well below what the same square footage costs across the river in Merritt Island or a few miles south in Rockledge and Viera — which is why Cocoa draws so many first-time buyers, and why families who want more house for the money keep landing on this side of the 520 causeway.
It is also a commuter town in every direction. Kennedy Space Center is a straight run up US-1 or I-95, Port Canaveral and the cruise terminals are about twenty minutes east on the Beachline, and Orlando is under an hour west on the same road. Add Eastern Florida State College’s Cocoa campus, the hospital corridor next door in Rockledge, and Historic Cocoa Village’s riverfront and restaurants, and you get a market with real buyers in it.

Are USDA loans available near Cocoa?
Parts of the Cocoa area outside the city limits — Canaveral Groves in particular — may fall inside USDA-eligible boundaries. Eligibility is set by the property address and by household income limits, both of which change periodically, so we check the specific address rather than assuming.
