Why Your Listing Isn’t Selling – And How to Fix It

In today’s real estate market, some listings fly off the MLS within days—while others sit like that one Tupperware container in the fridge… forgotten and unappealing. If your listing is lingering longer than expected, you’re not alone. The good news? There are clear, actionable reasons behind stale listings, and even better solutions to turn them around.

We sat down with Jen Peters, team lead and residential real estate expert at The Platinum Group with Real Broker, to dig into the problem and uncover what successful agents are doing to get homes sold fast.

1. Start With Realistic Pricing
According to Jen, unrealistic seller expectations are the #1 listing killer. “The market’s shifted. What was a bidding war six months ago may now require price finesse today,” she says. Agents must bring data to the table—not just opinions—so sellers understand their home’s true market value.

2. Presentation is Everything
You get one shot at a first impression. If your listing photos aren’t top-tier, you’ve already lost the battle. Professional staging, photography, and video are non-negotiables for Jen. And don’t wait to fix a pink polka-dotted wall—do it before launch, not after it’s been ignored for 60 days.

3. Don’t Post and Pray
Jen’s team doesn’t rely on the “post and pray” strategy. They implement tactical marketing campaigns, from staging consults to neighborhood postcards, virtual tours, and open houses. “We’re not just in the MLS hoping someone finds it. We’re actively working the listing,” she explains.

4. Handle Hard Conversations with Data
Discussing price reductions or marketing adjustments can be uncomfortable—but necessary. Jen positions herself as the advisor, not the decision-maker. “I bring the data. We analyze it together. We’re a team,” she shares.

5. Know When to Walk Away
Surprisingly, Jen says sometimes the best choice is to not take a listing. “If someone refuses to follow our proven process, we may not be the right fit. Our name is on every listing. It needs to be done right.”
